The New Orleans Marriott Warehouse Arts District receives mixed reviews, with some guests praising its excellent location near the convention center and comfortable rooms, particularly the M Club amenities and friendly staff. However, recurring concerns include inconsistent housekeeping, noise issues (especially in Room 418), and issues with billing accuracy and communication from hotel staff regarding resolved problems, with some guests feeling ignored or misinformed.
In my 20years of staying with Marriott hotels, this is one of the worst experiences that I have ever had. When checking out of the hotel I found I was being charged $30 a day for a junk fee to be forced to use their bar or restaurant services. I was not made aware of this when I was checking in and was told by the person at the front desk that I would have to file a complaint with Marriott, which I did. The hotel staff didn't care at all. The M club was always empty with drinks and snacks. They had a sign saying no kids were allowed without an adult but they didn't monitor it in any way and it was filled with kids. When I got home I noticed 4 additional charged on my credit card from the hotel that I did not authorized for difference amounts and filed another complain with Marriott about this. After a week that hotel said they didn't see the charges and wanted prof, so I sent them screen shots of them from my credit card. Once I did they then removed the charges. Needs less to say the hotel staff doesn't care and is trying to add extra charges anyway they can to your bill. It is close to the convention center, but not worth the hassle you will have to face once you check out.
????? (2/5) If you're staying at the Marriott Warehouse District in New Orleans, DO NOT LET THEM PUT YOU IN ROOM 418. The room sits directly above the fitness center, and the noise is extreme. Beginning around 5:45 a.m., we could hear weights dropping, equipment rolling across the floor, and every impact reverberating through the room. It was impossible to sleep through. When we first called the front desk about the noise, the employee seemed surprised and said they would investigate. Within minutes, another staff member called back, confirmed the noise was coming from the fitness center, apologized, and told us he would arrange a room change. We were assured someone would contact us. The hotel had our cell phone numbers. No one ever called. That evening, we visited the front desk to follow up. There was no record of our complaint, no notes in our file, and no indication that anyone had promised to move us. The manager on duty said the hotel was full and could not relocate us, but also admitted that staff are well aware that Room 418 has significant noise issues because of its location above the fitness center. The next morning, the same thing happened again: loud noise before dawn. When we returned to the desk the following day, we discovered there were still no notes, no follow-up, and no record that a room move had ever been discussed. Ironically, the only truly helpful employee we encountered during our entire stay was a manager we found on the final night. She , offered to move us, and was genuinely apologetic. Unfortunately, by then we had spent several days in the room, were out all evening, wouldn't return until late at night, and had an early departure the next morning, making a room move impractical. The most frustrating part wasn't the noise itself. It was the complete breakdown in communication. Every empmloyee we talked to admitted that Room 418 is a KNOWN PROBLEM ROOM, yet our complaints were repeatedly lost, no one followed up as promised, and no one took ownership of resolving the situation. The hotel has a great location, and one manager ultimately tried to help, but knowingly placing guests in a room with a well-known noise issue and then failing to properly document and address complaints made for a very disappointing stay. DO NOT LET THEM PUT YOU IN ROOM 418. IF THEY OFFER YOU THAT ROOM, STAY SOMEWHERE ELSE IF THEY CAN'T GIVE YOU A DIFFERENT ROOM.
I’m in the Big Easy for an awards ceremony and only in town for the night, but I had the opportunity to stay at the New Orleans Marriott Warehouse District—and first impressions matter. From the street, the property carries that classic Warehouse District look—brick, clean lines, and a quiet confidence. Step inside and it opens up into a modern, well-designed space with high ceilings, warm wood finishes, and a lobby that feels both spacious and inviting without losing its sense of place. Even on a short stay, the fundamentals stood out. My room was spacious, clean, and comfortable—three attributes that never go out of style. Everything was well-maintained and thoughtfully arranged, making it easy to settle in immediately. The staff deserves mention. I arrived well ahead of check-in, and instead of defaulting to policy, they made a genuine effort to accommodate me. That kind of flexibility and professionalism sets the tone right away. Location is another strength. You’re right in the Warehouse District, with the French Quarter and much of the city’s energy within easy walking distance—close enough to enjoy it, but far enough removed to unwind when you’re done. Even on a one-night stay, this property made a strong impression. If you’re looking for a hotel that delivers comfort, convenience, and a sense of New Orleans style, this is a solid choice.
It’s a very affordable hotel right across from the convention center. You can walk out the door cross the street and into the door (one of the many many doors) of the convention center. When you’re dressed up and in heels, a shorter walk on the streets before you enter the building is appreciated. Among the many hotels around the convention center, this one had the best location.
Staying this week at the Marriott Warehouse Arts District for meetings across the city, I was very wowed by the hotel, staff, service, location and rooms. Nam and his valet team that met me at the entrance of the hotel to take my vehicle quickly and very professionally. The lobby and desk staff handled my luggage and checked me in very quickly, even noting my Marriott points status. The lobby bar and the Starbucks coffee shop is terrific. Starting the day with a coffee and finishing the evening with a cocktail was made the stay very relaxing. The room was large, quiet and very comfortable. The clothes closet and drawers were ample. The desk area was very expansive and gave me a comfortable place for work and preparation time for each meeting. For dining, the Warehouse District is full of amazing restaurants, from formal to casual. If you want, it is a nice walk into the French Quarter or an inexpensive Uber/Lyft ride. Checkout was quick. The valet had the vehicle on the front drive in minutes and the Starbucks coffee was ready before the vehicle arrived. For personal travel or work...this is a great hotel to use again and again.
I stayed here for a family function recently, and I just want to compliment the service first and foremost! The bell staff was really helpful when I had an atypical need to get boxes from further than just my car, and they worked with me to find a solution that got everything to and from its destination effectively. The front desk staff was super helpful in making sure everyone had the right access to the right rooms for our family function while still maintaining security, identity checks, and discretion. While I didn't personally use the valet service, Josh at the valet stand was amazingly friendly to all of my relatives who did. What's more is that, as we were returning from outdoor family photos on foot, he proactively got some water bottles in an ice bucket for us. If you're looking to host a family function in New Orleans, one thing we found to be especially helpful about this hotel is its relatively small footprint per floor. There was plenty of room for everyone, but because it's taller than wide it limited the number of steps down each hallway between everyone's rooms. Not a big deal for the young and limber, but definitely helpful for folks with decreased mobility. The rooms themselves were exactly what we needed. If you're looking for four walls and a bed, there's options like in any big city, but if I ever return to New Orleans it's the *service* at the Marriott Warehouse Arts District that will bring me back. Apologies to the specific staff folks I interacted with whose names escape me; my description above generally applies to everyone across a 4-day stay.
Just checked in and received the best service! Heather at the front desk was absolutely amazing. She was warm, welcoming, and gave us fantastic dinner recommendations. She made a point to recognize my Gold member status, which made me feel truly valued. The hotel is beautifully decorated, and thanks to Heather, we were given a room with a great view on the 15th floor. Heather, thank you for making this trip so special for my daughter and me. We truly appreciate you!
Excellent hotel. No complaints. The staff is very polite. Especially DeJuana the afternoon front desk receptionist. She was excellent. Her management should praise her. Above and beyond. Rooms very clean. Definitely recommend.
Booked a room months ago just for them to cancel the room and say there is none available. Showed reservation and book number. Customer service was terrible, definitely do not stay here. Is this how all of Marriott is? First time for Marriott, doesn't look good for the company!! Edit, update: As I am standing here, apparently I am not the only one this is happening to.
Great location. Close to everything, but away from noisy crowds. Rooms were clean. M Club was great and there was a Starbucks in the lobby. We parked in the parking lot adjacent to the hotel for $35 a day rather than pay $50 for valet service. No complaints.
